RIVER PARK RESIDENCE ■
Franziback

This 2000 square foot home was designed for an empty lot in River Park, east Sacramento. It was a rarity to find such land in an established area, but the new owners recognized its potential.

A couple with pets, and eschewing a more traditional design, they wished for a one bedroom home, with a study and plenty of space for their art.

The architect designed a simple, open plan house, mainly facing onto the back garden and river beyond. By deliberately utilizing floor to ceiling windows on 3 sides, the entire house is flooded with natural light, and gives visitors the effect of actually being outdoors.

The first floor holds the generous kitchen / living area, a dining room, the study, and a guest bathroom which has the only interior door in the entire house.

An open, steel and wood stair connects this level with the upstairs and stands in front of a 2-story wall of glass.

The second floor is devoted to the extensive bedroom and master bath, as well as an abundant walk-in closet and laundry.

In addition, a small deck off the bedroom offers stunning views of the river and nature.

Natural materials of wood, stone and metal were used throughout, and in an effort to provide simplicity and continuity, the colors and textures of the exterior plaster walls were repeated internally.

Although located in a popular neighborhood very close to downtown Sacramento, their new home has provided this high-powered couple with the necessary respite from their busy schedules.
