What started out as minor repairs to a rather run-down apartment building, morphed into more extensive works to create a rather special address.

The building owner realized that with some extra work, his property could become highly attractive and rentable.

Meetings with the local neighborhood citizens group were held and their input was both insightful and valuable.

With their ideas, the architect drew up plans for a total façade remodel, which was then submitted and approved by the city’s Design Review and Preservation Board.

Under the new design, the building’s cornice was enlarged considerably. The façade fronting the main street was devoid of any openings; windows were added to both levels, not only for interest relief, but also for extra apartment light.

Where one never existed, an entrance wall and gate were designed and installed, to provide added security. Steel and glass entry canopies over each front door replaced ones of rotten wood.

Every front window on the second floor was lengthened, and turned into a sliding glass door. Rails were then attached across each opening for safety, and to give the effect of balconies.

The entire complex was then clad in a border of neutral-toned brick, and then the cement plaster was painted in hot southwestern colors to complete its identity.

Extensive outdoor lighting was installed, and just recently the landscaping commenced.

Once the building was under construction, the owner, inspired by the dramatic changes already taking shape, decided to renovate the apartments' interiors, also! Kitchens and bathrooms were upgraded, new carpeting was laid, and walls were painted.

Now fully rented, with a tenant waiting list, the complex has become a highly desirable address amongst the many midtown apartment buildings. An owner with vision, a concerned neighborhood group, and a sensitive design have all made it possible.
